It is Lose lauban, lose the game. Losing the city before the start of the offensive that is. You can lose lauban after the start of the offensive without directly losing the game but in order to win the mission you will have to recapture the city. A tip would be: artillery. Occupation of buildings by AI requires appropriate behaviour setting. Limited range of granades seems logical? Safe the exceptional spear throwing athlete most ppl will toss 15 yards max on open ground. Effectively dropping a nade inside a building requires careful delivery through windows and door....

The best way to clear buildings in WWM is to seize them.. i.e. storm and enter. I think this is quite realistic. Flame tanks are also very effective (crocs)

The retreat from the bunker is scripted. Most of the stuff you mentioned are gameplay/engine issues that in cant fix.
